Ordering & Customizing the Plans
All our home plans are really "custom" plans. We provide you with finished plans that reflect your preferences; things such as 2x4 or 2x6 exterior walls, roof style, siding and roofing type, type of windows, doors, etc., etc.
If you've found a particular home plan that you like but want to change a wall or door location, flip (mirror) the plan, change bath/kitchen layout or make other change(s) there will be no additional cost involved.
The only thing that will increase the cost of the plans is if you add square footage to the home. In other words, adding a room or increasing the length or width of the house will add 10 cents per square foot to the plan cost. That's it!
For example, let's say you pick a stock plan for a 2000 square foot home. You want to add a 16 X 24 foot all season room to the back. 16' x 24' = 224 s.f. X $0.10 = $22.40 additional cost. That's it!
Here are the steps involved in getting your finished set of plans:
1. Purchase the particular base plan you want online. Be sure to keep your order number and the plan number for later reference.
2. You will automatically receive a set of the plans in 11" x 17" inch format along with a red pencil and a Home Design Questionnaire sheet.
3. Fill out the questionnaire and mark any desired changes on the plans, then mail them back to us. We will review the changes (and call you if we have questions). If no additional cost is involved we will proceed as in #4 below.
If you add square footage to the plan, you will receive an e-mail with a link to purchase the additional plan cost.
4. Once your purchase has been completed, we will make your proposed changes, print out the finished full-size plans (and additional sets of copies - if applicable) and send them to you in a protective shipping tube.
Obviously, you want your plans to reflect the choices you've made in the design process. That's why it's so important for us to get your input before sending out a final set of plans to you.
When you receive your questionnaire and set of markup plans, please take an appropriate amount of time to make all your design decisions, then be as clear as possible when you mark changes for us. If need be, write any additional thoughts on an extra sheet of paper and send it back with the markup kit.
If we forget to make one of your changes, we will make the corrections free of charge. However, if you decide to change something after receiving the final set of plans, there will be a $60 charge to make those changes and send out a new set of plans, plus $15 for additional sets.
